Property Overview
Finca el Mirador is a private and secure ranch, with irrigated orchards and artesian springs bubbling up through the quartz rock base.

Access: The main dirt road was made 9 years ago and is very well broken in having been through many rainy seasons successfully, with 4 major gutters for run-off. It’s formed in the shape of a “J” and is about 1.5km in length. At the main gate to the property, it joins an access road to San Jose, with 2 adjacent neighbors sharing this easement. The land is secure and private and the key flat lands (suitable for building a home on) and orchards are hidden from town.
Electricity: There is 220v electricity installed, some on above ground poles, and some run underground, buried where the key lots would be for building, for unblocked views.
Water: We have most of the water pipes for the surrounding valley pass through our land. We have water rights, which are easily transferrable for both the “old water” (very inexpensive to irrigate trees this way) and the “new water” which is potable water. There is a large cement water tank, built 8 years ago, which can hold 15,000 liters; this tank is connected to both the old water and the new water. A newly refurbished irrigation system has been installed this year for the orchard, roadside trees and boundaries. It’s important to note the layout of hardwood trees, strategically located every 2-4 meters on the road and boundaries.
